Located in the vibrant ‘Universal’ area of Kato Paphos, this conveniently situated townhouse is ideal for those who want to be close to all local attractions but also like to retreat to the peace and quiet when they feel like it. The property is situated within a small private complex and benefits from being within close proximity to beaches, restaurants, bars and the town centres of both old and new Paphos.

The townhouse itself is tastefully decorated and is well equipped and designed throughout. Most rooms have Air-Conditioning units, windows fitted with shutters (for security and keeping cool) and comfortable furnishings for convenience and relaxation.

The property is spread over 2 floors, (ground and first) with its own private entrance accessed from the parking area directly outside the complex. The entrance door is accessed via a small sun porch (facing east for morning sunshine), and leads directly into the open and spacious main living areas, cloakroom and to the ground floor sun terrace which overlooks and leads out on to the mature garden area and communal swimming pool.

A marble staircase leads upstairs to the 2 bedrooms and main bathroom. Both are double sized, 1 with super king sized bed, the other with 2 singles. The main bathroom has a full sized bath and shower with temperature control. The apartment’s water is heated by an immersion and a supply of fresh spring water is supplied to the property.

Location details : Paphos

The complex is ideally situated for all local tourist attractions which can be reached on foot. There is a diner only a short walk away (5mins) which is ideal for breakfast and snacks. All the pubs restaurants and attractions of the aptly named ‘Bar Street’ can be reached on foot in around 15 minutes. Should you hire a car, there is easy access to the main arterial routes that lead from East to West and from South to North, opening up the rest of the island for your visit.

Paphos itself consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.

In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Paul's Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.

To the West there is Coral Bay and its wonderful sandy beach then going towards the unspoilt Akamas Peninsula, there is Lara Bay, (famous for turtles) and Latchi, famous for its seafront and harbour restaurants as well as the clean sandy beach and crystal clear waters.

Heading North by car, you can find the route to Cedar Valley and the Troodos Mountains. The route is peppered with many small but charming villages along the way. An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.

Entrance- The townhouse entrance is only a short distance from the car parking area and leads into the main living areas via a small 1m x 1m sun porch facing east for morning sunshine.

Cloakroom- A convenient, fully tiled, downstairs cloakroom consists of WC and W/H basin and is situated between the front entrance door and staircase. There is a frosted glass window for light and ventilation

Kitchen- The conveniently sized kitchen is open plan and partially separated from the dining area by a breakfast bar. It has been fitted with modern beech units, granite effect work surfaces and matching tiled splashbacks. Appliances include oven, electric hob, hood, tall fridge/freezer, microwave and washing machine. All crockery and cooking utensils are included. A window with shutters and Venetian blind allows natural light and ventilation.

Dining Area- The dining area is conveniently situated next to the kitchen and is open plan to the lounge. A rectangular table with 3 chairs and a bench chair (that seats 2) has been provided.

Lounge- The lounge is comfortably appointed with a 3 seater sofa bed, armchair and coffee table. A large wall unit hosts the TV, DVD player, hi-fi, a selection of books and some other useful extras, with patio doors leading out on to the rear sun terrace.

Sun Terrace- The stone paved sun terrace (facing West) is 9m x 3m (shared with the townhouse next door) and is enclosed by mature gardens and a tall palm tree giving a wonderful setting for dining, socialising and relaxing in the sun. Sun loungers, Table and Chairs are provided and the area has lighting for use in the evening. Access is gained from this area to the communal garden and pool area.

Master Bedroom- Upstairs, the Master Bedroom is quietly situated to the rear of the property and features, super king-sized bed, 2 x bedside tables with lamps, a dressing table with stool and mirror and fitted wardrobes. There is further benefit of patio doors which lead out to a small 2m x 1m balcony (facing West), overlooking the mature gardens and pool..

Bedroom 2- The spacious second bedroom has 2 single sized beds, bedside unit, fitted wardrobes, wall mirror, large chest of drawers and a window to the front of the property (east) with shutters

Bathroom- The fully tiled bathroom is clean and fresh with white sanitary ware including bath with detachable shower, WC, W/H basin and extractor fan for ventilation.

Outside- The communal areas are beautifully kept with the large communal swimming pool surrounded by mature gardens with colourful flowers and a tall palm trees. There is ample space for sun loungers which are provided in this area and there are communal showers and WC’s for convenience. Overall, a great place to relax and enjoy the sunshine.
