This ideally situated holiday apartment is set in an enviable position, just off one of the Kato Paphos’ main thoroughfares. It is within easy walking distance of the essential amenities at both Tomb of The Kings Road and the Seafront. The property is within a small private development which enjoys some rare facilities such as private gardens, roof terraces , private parking, and a heated swimming pool with WC, showers and changing rooms. The design of the project further includes stone cladding to the exterior, pergolas and landscaped gardens.

The apartment itself is tastefully decorated and is well equipped and designed throughout. Most rooms have Air-Conditioning units, windows fitted with lined curtains and comfortable furnishings for your convenience and relaxation.

The property is situated on the first floor with the main entrance leading into a large open plan, lounge/dining/kitchen with patio doors leading out on to a small balcony which overlooks the heated swimming pool.

A small hallway to the right of the entrance leads to the cleverly designed bedrooms and bathrooms. The master bedroom has benefit of an En-Suite shower room and Bedroom 2 has a connecting door to the main bathroom which can also be accessed from the hallway. Bedroom 2 has the further advantage of patio doors leading out on to a 4m x 1m balcony facing East where the morning sunshine can be enjoyed at the same time as watching the day go by.

Leaving the apartment itself and heading upstairs, you arrive at the private roof terrace which affords fantastic and virtually unobstructed views to the sea and mountains. There are Sun loungers provided in this area which extends to approx 8m x 7m. The apartment’s water is usually very hot due to the solar powered heating system and there is a back up immersion should this be needed. A supply of fresh spring water is supplied to the property.

Location details : Paphos

The development is situated within a short stroll to Tomb of The Kings Road where all main amenities, bars and restaurants can be found. The beach can be seen from the apartment and there is a small Taverna just outside the development for added convenience.

Paphos itself consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.

In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Paul's Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.

Going towards the unspoilt Akamas Peninsula, there is Lara Bay, (famous for turtles) and Latchi, famous for its seafront and harbour restaurants as well as the clean sandy beach and crystal clear waters.

Heading North by car, you can find the route to Cedar Valley and the Troodos Mountains. The route is peppered with many small but charming villages along the way. An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.

Entrance- The front door leads into a an open plan hallway and homely feeling lounge area and on to the other main living areas.

Lounge-The lounge is of a generous size and features 2 sofas, coffee table, TV and DVD player on a dark wood unit, 2 windows facing South with sea views and a modern ceiling fan/light fitting.

Dining Area- Open plan to the lounge, the dining area has a very nice table and chairs to seat 6, and double length patio doors leading out to a 4m x 2m balcony with peaceful situation overlooking the heated swimming pool.

Kitchen- Open plan to the dining area , the kitchen is modern and well appointed. The units are in beech with matching granite work surfaces and tiled splashback. Appliances include, Fridge with Freezer compartment, Oven, Elec Hob and Extractor Hood, Microwave and Washing Machine. All crockery and other modern conveniences are included.

Hallway- An open hallway with console table leads to the 2 bedrooms which are privately situated to the rear of the property.

Master Bedroom-The master room features 2 single sized beds, bedside unit with lamp, fitted wardrobes and window to the South with Sea view. There is an En-Suite Shower Room for added convenience.

En-Suite- The fully tiled en-suite shower room, accessed from the master bedroom, contains a double sized shower cubicle, shower in chrome with temperature control, WC, W/H Basin and frosted glass window for natural light and ventilation. The shower unit is detachable and can used as a hand shower for washing hair etc.

Bedroom 2- The second bedroom has patio doors leading out to a 4m x 1m balcony which faces in an Easterly direction, still with sea view, making it the perfect place to enjoy the morning sunshine. There are 2 single sized beds with bedside table and lamp as well as chest of drawers with mirror above, fitted wardrobes and a door connecting straight into the main bathroom..

Bathroom- The spacious and modern, fully tiled main bathroom can be accessed from the hallway and Bedroom 2 and has a full sized bath with shower over, WC, and W/H basin surrounded by vanity unit and shelving with mirror above.

Roof Terrace- The property enjoys a particularly large roof terrace (8m x 7m) which is nicely appointed with Sun Loungers for comfort. The view is magnificent and all but unobstructed to the sea and mountains making this the ultimate place for relaxing, socialising and sunbathing.
