.A truly delightful villa positioned just 50 meters from a quiet sandy/pebbled beach which is arguably the best in Western Cyprus and, (at most times of year), will feel like you have it all to yourself. The property has the most immaculate landscaped gardens with orange, figs, olive and palm trees plus lush green grass and tropical flowerbeds. The villa is enclosed with a high hedgerow adding to the privacy and beauty. An iron gate at the rear of the garden leads to a sandy/pebbled beach. Children will enjoy spending hours exploring the gardens while parents relax around the inviting pool and terrace area in the knowledge that the villa is in a safe enclosed environment. Easy access can be gained to Paphos, the airport is just a stones throw away and you are only a 10 minute drive from 2 of Cyprus’ 3 major golf courses.

Inside, the accommodation is unusually spacious and bright with a large lounge/dining area with open fire, modern kitchen and cloakroom/shower downstairs and a staircase leading to a spacious landing area, 3 double sized bedrooms, family bathroom and several large balcony areas which can be accessed by all bedrooms. The balconies all afford wonderful and uninterrupted views of the Sea and coastline, some having the beautiful garden and pool area in between.

Outside, there is a large sun terrace from both lounge, kitchen and dining area overlooking the 10m x 5m private pool and garden. There is a large driveway with gates and space for 3-4 cars, with mature landscaping, hedging, palm trees and flowers all round the villa.

The villa is Air Conditioned/Heated throughout with Lined curtains to most windows. The villas water is heated by a solar system and is usually very hot, however is a back up immersion should this be needed. A supply of fresh spring water is supplied to the villa.

Location details : Paphos

The villa has a very private situation with only 1 other villa in the immediate area, next to the beach and only a few minutes from Paphos airport. Paphos town and harbour are but a 15 minute drive away with Limassol only 30 minutes. 2 major golf courses (Aphrodite Hills and Secret Valley) are but a 10 minute drive with main shopping at Geroskipou which is 5 minutes away by car. This really is the perfect destination for getting away from it all and having sunshine, peace and a beach which you will literally have to yourself.

Paphos itself consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.

In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Paul's Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.

Going towards the unspoilt Akamas Peninsula, there is Lara Bay, (famous for turtles) and Latchi, famous for its seafront and harbour restaurants as well as the clean sandy beach and crystal clear waters.

The route to Cedar Valley and the Troodos Mountains is very close by. This route is peppered with other small but charming villages along the way. An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.

Room details

Entrance- A gated driveway leads to the main door of the house via the raised porch as well as the double garage. As you enter, there is small reception area with quality furniture, a cloakroom to the right, main living areas beyond and staircase to the left.

Cloakroom/Shower Room- The fully tiled cloakroom has a WC, wash hand basin with mixer tap and a frosted glass window for light and ventilation. There is further benefit of a shower with tray for use as a downstairs en-suite if the lounge sofa bed is utilised.

Lounge- The lounge is very spacious and is open plan with the dining area. There are ample sofas and chairs (including a sofa bed), matching tables and units and a smart entertainment display which includes TV with Satellite, Video and DVD player. There are full length patio doors fitted with roller which give a view of and lead out to the rear sun terrace and pool. There is further benefit of an open fire for use in cool autumn or spring evenings.

Dining Area- The open plan dining area is dominated by a modern table and chairs which can comfortably seat 8 people. The area is further enhanced by the patio doors looking out on to and leading to the aforementioned sun terrace, garden and private pool.

Kitchen- The spacious kitchen (which adjoins the dining area and hosts a further small table with chairs for breakfasting), is very bright and modern in its look and design, with gloss white fronted units, black granite work surfaces and tiled splashbacks. There is a tall fridge/freezer, oven with elec hob, dishwasher, washing machine, kettle, toaster, plus, all cutlery, crockery and cooking utensils for convenience in this area. The window to the side of the property overlooks the beautiful garden areas. Patio doors allow views to the garden and pool and lead out to the sun terrace.

Sun Terrace- The 16m x 3m sun terrace with awning (for shade as desired), is separated from the lounge, kitchen and dining room by an impressive set of full length glass patio doors. The terrace faces in a South Easterly direction to the rear of the property overlooking the garden and pool with the hedging which encloses and towering palm trees completing the idyllic setting. Overall, this is the perfect situation for alfresco dining, socialising and relaxing.

Staircase-The marble staircase leads to a large open landing area with patio doors allowing natural light and access to a balcony overlooking the garden, pool and with views to the sea. Access is then gained to all upstairs accommodation.

Master Bedroom- The master bedroom consists of a double sized bed with bedside cabinets and lamps at either side. There are 2 sets of large fitted wardrobes which provide good storage and hanging space as well as a large chest in white. Patio Doors provide access to an 8m x 2.5m balcony facing South which affords the most wonderful uninterrupted views to the sea and surrounding coastline.

Bedroom 2- The second bedroom also has patio doors leading out to the upstairs South facing balcony. There is a double sized bed, bedside tables with lamps and fitted wardrobes. Further to this, here is a large window overlooking the garden and pool and a further set of patio doors leading to a separate balcony (5m x 2m) which faces South East.

Bedroom 3- This very bright third bedroom has 2 single sized beds, 1 bedside table with lamp and fitted wardrobes. A window overlooks the garden and a patio door leads out to the aforementioned balcony.

Bathroom- The spacious and modern, fully tiled main bathroom with white suite, has a full sized bath with shower over, WC and W/H basin enclosed by vanity unit and mirror. A frosted glass window allows light and ventilation.

Outside- The property enjoys particularly large mature landscaped garden to all sides. A large driveway with space for 3-4 cars leads into the property from the quiet private lane via the iron gates and door entry system. To the rear of the property is a beautiful 10m x 5m private pool with adjacent BBQ, overhanging palm trees and space around for dining and relaxing. The rear of the villa has been carefully designed with the large sun terrace and balconies above, giving a tremendously open aspect to the expanse of green countryside, coastline and Mediterranean Sea beyond.
