This luxury, modern and spacious villa which stretches to over 145m2, is located at the top of a hill in a quiet and peaceful Cul-De-Sac in Emba, enjoying wonderful views across Almond Groves and towards the Sea in one direction (SE) and spectacular mountain views on the other (NW). It is close to all modern amenities and Tavernas with the villages of Emba & Lemba only a couple of minutes away.

The ground floor of the property has a large open plan lounge and dining area, leading to a sunny open plan kitchen, finished in beech wood and stainless steel and packed with high quality modern appliances which include built-in microwave and 5 burner gas hob as features. The lounge seats six and has TV, DVD and Video. The Dining Room has a large table which seats eight. A granite topped Breakfast Bar separates Kitchen and Dining area. There is also a Cloakroom for convenience and Patio doors lead out onto the private pool from both Lounge and Dining Area. The garden areas to front, side and rear are well stocked with fragrant plants plus there is the benefit of a car port for welcome shade in summer months.

A Marble Staircase leads up to the first floor, where there are Three Double sized Bedrooms, all with Balconies and Sea/Mountain views. The Master Bedroom is En Suite, with large Shower Cubicle, WC and Wash Hand Basin. There is also a lovely Main Bathroom, with full size Bath, Shower, WC and Wash Hand Basin. The bedroom furniture is wrought iron and table and chairs are provided for the balconies. The pool is 8m x 4m and is lit inside for safe night swimming as is the surrounding patio area.

The villa is Air Conditioned/Heated throughout with Fly Screens to all windows. The villa water is heated by a solar system. The water is usually very hot but there is a back up immersion should this be needed. A supply of fresh spring water is supplied to the villa. This is located in the middle of a three way tap system, in the kitchen.

The village of Emba is one of the biggest villages in the area. It is spread over a large area. In the village square, there is a 12th Century church. It is built in Byzantine style and its interior walls are decorated with frescoes some of which are of outstanding historical and religious interest. Emba has several shops and Tavernas along the narrow winding road that runs through this traditional unspoilt Cypriot village.

Paphos itself consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.

In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Paul's Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.

Going towards the unspoilt Akamas Peninsula, there is Lara Bay, (famous for turtles) and Latchi, famous for its seafront and harbour restaurants as well as the clean sandy beach and crystal clear waters.

Behind Emba itself, lies the road to Tala with its atmospheric Village Square which then leads on to Cedar Valley and the Troodos Mountains. The route is peppered with other small but charming villages along the way. There is an excellent highway which runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite\'s Birthplace and Temple, towards Limassol, taking in Curium, is delightful and littered with the most beautiful views.

Paphos enjoys the most dramatic sunsets which can be enjoyed from many areas including Villa Kyrenia at most times of year.

Entrance- The villa can be entered through front gate then door passing the mature garden along the way. There is also access from the kitchen at the same side with this being closer to the car port.

Lounge- The lounge has a comfortable sofa and 2 armchairs with 2 small tables , modern TV/DVD/Video unit, wrought iron effect light fittings, A/C unit, Fan for circulation, windows to all sides and patio doors which lead to the rear garden and pool area.

Dining Room- The open plan dining area is dominated by a large table and chairs which can comfortably seat 8 people. There is a breakfast bar which separates from kitchen and an A/C unit is between the two. There is a window to the side of the house and patio doors lead out to the rear garden and pool area.

Kitchen- The kitchen has a sunny SE aspect and is very modern, with beech fronted units, black granite work surfaces and stainless steel fixtures and appliances. A breakfast bar with overhead pelmet lighting adjoins to dining area for choice and convenience. As well as a tall stainless steel fridge freezer, there is a washing machine, bosch dishwasher in S/S, 5 burner hob with large s/s extractor hood and built in waist level oven/grill and microwave also in S/S. All modern accessories are included with kettle, toaster, cooking utensils, crockery, glassware, cutlery and much more in abundance.

Cloakroom- The downstairs cloakroom is very convenient and includes WC, W/H Basin, toilet roll and towel holders and has a small frosted glass window for natural light and ventilation.

Staircase- A white marble staircase leads to the upstairs of the villa and the 3 bedrooms, balconies and bathrooms. A large window allows plenty natural light in this area.

Master Bedroom- The master room consists of a king-sized bed, 2 x bedside tables and double sized wardrobes for storage and hanging. There is a dressing table with mirror and stool. There are windows to 2 sides and patio doors leading out on to a balcony (4m x 2m) with table and chairs. The balcony itself faces both South and West for sunshine and enjoys views of the mountains and Sea in either direction. A pergola allows shade and adds character to the area.

En-Suite- The fully tiled en-suite shower room, accessed from the master bedroom, contains a large shower cubicle, Shower in chrome with temperature control, WC, W/H Basin and window for light and ventilation. The shower unit is detachable and can used as a hand shower for washing hair etc. A pressure pump is fitted to the water tank, to provide a constant flow of high pressure hot water.

Bedroom 2- The second bedroom also has access to the balcony shared by the master Bedroom and consists of 2 single beds with shared bedside table, stool dresser and mirror, large wardrobes to full height and a window to the side as well as the patio doors to balcony.

Bedroom 3- The third bedroom again has 2 single beds, full height wardrobes, shared bedside table and patio doors leading to a superb 3m x 1m balcony with pergola enjoying the spectacular views across the Almond Groves and to the sea. A great place to sit in the sun and take in the peace and tranquillity of Cyprus.

Bathroom- The fully tiled main bathroom has a full sized bath with shower over, WC, W/H basin and window to allow light and ventilation.

Outside- The property enjoys mature gardens to all sides with covered car port with space for 2 cars at one side, a pretty front garden area giving access to the house at another and the rear garden which is private and enclosed and hosts the 8x4m pool and surrounding patios for lounging in the sunshine.

There is parking for up to three cars, plus a parking area across the road from the villa. There is a car port outside plus two gas bottles for the gas hob. There is also a covered patio area with six tables and chairs for outside dining. There are also six pool beds with mattresses, 2 sun umbrellas and 2 drinks tables. Maid service is weekly, including linen and towels.

Hand soap, washing powder, dishwasher tablets, salt and rinse aid are provided. There is also an extensive video and DVD library.

Taxi transfers to the villa can be arranged upon request, (payable locally). Car hire details are also available upon request.

On your arrival you will find a complimentary seasonal basket of fruit & a bottle of wine. During your stay in this accommodation you are provided with a mid stay clean with linen change and fresh towels. If you wish a further grocery welcome pack for your arrival then there is choice of these available for you to choose from.

Should you require cots or highchairs for your stay then these are also available for a small extra charge.

Fab villa. We used the pool every day and watched videos inside when it got too hot. We enjoyed great food at Lemba Taverna and watched the sun set over the sea. The drive to Adonis Falls is not for the faint hearted but we enjoyed the views. We would love to come back again. The Mountain Family, Reading, Berkshire.

The villa is ideal with everything needed for a good, relaxing holiday. The pool and air conditioning were well used. We very much enjoyed visiting ancient sites around Paphos. The Troodos mountains were a welcome break with lovely views over the dams, truly a sight to see. Ayios Neophytos monastery is also an excellent site and the caves area was well worth seeing.
