Villa Katie is a truly magnificent holiday villa, set in a raised position, on a quiet road in the lower reaches of Peyia, only a 10 minute walk to the village centre and 5 minute drive to the famous beach and resort at Coral Bay. Not only does the property enjoy such an ideal location, it is also beautifully appointed throughout with ample room for all the family to relax and socialise in a most peaceful setting.

The villa itself is characterised by large decorative gates leading in to the mature gardens and beautiful private pool area screened by fencing and palm trees. Inside, the accommodation (set over 3 levels) is unusually spacious and bright and is characterised by period furnishings, decoration, cornicing, ceiling roses and iron balustrading to name just a few. Included on the ground level is a spacious lounge area with open fire, raised dining area, traditional kitchen with breakfasting area and breakfast bar, bedroom with en-suite and cloakroom. A grey marble staircase leads to the first floor and to 3 double sized bedrooms, all with en-suite and 2 large balconies which afford views over the pool and garden in a Southerly direction towards the Mediterranean Sea. The third level features a utility area, spare room and wonderful roof terrace for sun worshipping and enjoying the dramatic sea views.

Outside, there is a large sun terrace with Stone built BBQ from the kitchen area overlooking the 10m x 5m private pool and rear garden. There is a driveway with gates and space for 2 cars, with mature landscaping and flowers all round including an overhanging palm trees as a feature.

The villa is Air Conditioned/Heated throughout with Lined curtains to most windows. The villas water is heated by a solar system and is usually very hot, however is a back up immersion should this be needed. A supply of fresh spring water is supplied to the villa.

Location details : Paphos

The village of Peyia is one of the most picturesque and popular villages in the area. It is spread over a large area with the village centre (1 km away) having many good amenities including bars, restaurants, tavernas, shops and a bank (to name but a few). Only a 5 minute drive away is the famous Coral Bay resort with its Sandy beach for all the family as well as its more extensive selection of nightlife and daytime activities.

Paphos itself consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.

In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Paul's Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.

Going towards the unspoilt Akamas Peninsula (3km), there is Lara Bay, (famous for turtles) and Latchi, famous for its seafront and harbour restaurants as well as the clean sandy beach and crystal clear waters.

Above Peyia, lies the road to Kathikas with its traditional Village centre and great tavernas. The road then leads on to Cedar Valley and the Troodos Mountains. The route is peppered with other small but charming villages along the way. An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.

Room details

Entrance- A gated driveway leads to the grand main double doors of the house via the smart stone paved pathway which is lined with conifers and other mature planting. As you enter, there is small reception area, with the main living areas beyond.

Lounge- The lounge is very spacious and is open plan with the raised dining area. There are ample chairs (mostly in cream leather) and sofas with matching tables and units including a smart entertainment unit which includes TV with Satellite Box. There are large windows to 3 sides fitted with curtains and nets allowing natural light to an area which also includes a stone fireplace, cornicing and sculptured ceiling rose for a real period feel.

Dining Area- The open plan dining area is raised above the lounge and dominated by a rustic style table and chairs which can comfortably seat 8 people.

Kitchen- The kitchen is very bright and traditional in its design with dark wood fronted units, black granite work surfaces and tiled splashbacks. There is a tall fridge/freezer, dishwasher, microwave, kettle, toaster, plus, all cutlery, crockery and cooking utensils for convenience in this area. The window to the side of the property overlooks the sun terrace and BBQ area. There is further space for breakfasting next to the large doors which lead out to the terrace and there is also a breakfast bar with overhead pelmet and stools separating from the dining area.

Cloakroom- The fully tiled cloakroom has a WC, wash hand basin with mixer tap and a frosted glass window for light and ventilation. There is further benefit of a wall cabinet with mirror above the basin.

Sun Terrace- The 8m x 4m raised sun terrace is accessed from the kitchen and overlooks the pool and garden areas. A stone BBQ is ideally positioned at the rear, creating an ideal setting for alfresco dining, socialising and relaxing.

Bedroom 4 (downstairs)- This very large and useful fourth bedroom provides the ideal accommodation for those who are unable to or do not wish to use the stairs. The room has a king sized bed, a 2 seater sofa, 2 bedside tables with lamps and fitted wardrobes. There are patio doors which lead out to a small terrace and there is an en-suite bathroom for added convenience.

En-Suite-. The spacious and modern, fully tiled en-suite in white, has a full sized bath with shower, WC, W/H basin with chrome mixer tap, cabinet with mirror above and frosted glass window to allow light and ventilation.

Staircase-The grey marble staircase which has a landing with window and a useful utility unit which features a sink, electric hob and fridge.

Master Bedroom- The master bedroom consists of a king sized bed with bedside cabinets and lamps either side which have pull chord switches in reach from the bed. There is a dressing area with large fitted wardrobes which provide good storage and hanging space. Patio Doors provide access to an 6m x 2m balcony which affords the most wonderful views to the sea and surrounding countryside. There is further benefit of an En-Suite shower room.

En-Suite-. The spacious and modern, fully tiled en-suite in white features a curved shower cubicle, WC, W/H basin with chrome mixer tap, cabinet with mirror above and frosted glass window to allow light and ventilation.

Bedroom 2- The second bedroom also has patio doors leading out to a balcony which overlooks the pool and garden as well as the surrounding countryside and to the sea . There are 2 single sized beds, bedside tables with lamps as well as a dressing table with stool and mirror. A dressing area with fitted wardrobes leads on to the en-suite shower room.

En-Suite-. The spacious and modern, fully tiled en-suite in white features a shower cubicle, WC, W/H basin with chrome mixer tap, cabinet with mirror above and frosted glass window to allow light and ventilation.

Bedroom 3- This very bright third bedroom has 2 single sized beds, 2 bedside tables with lamps and a dressing table with stool and mirror. A dressing area with fitted wardrobes leads on to the en-suite bathroom with Jacuzzi bath.

En-Suite- The spacious and modern, fully tiled en-suite, has a full sized Jacuzzi bath with shower and screen, WC, W/H basin with chrome mixer tap, cabinet with mirror and frosted glass window to allow light and ventilation.

Third Level- The property enjoys a top level which has a utility area with washing machine, a spare room and a 6m x 6m roof garden for sun worshipping and spectacular sea views.

Outside- The property enjoys mature landscaped garden to all sides. A large driveway with space for 2 cars leads into the property from the quiet cul-de-sac. The front garden area of the property includes a beautiful 10m x 5m private pool overlooked by a spacious sun terrace with BBQ and space around for dining and relaxing. The outside areas are characterised by overhanging palm trees and mature landscaping and are very private due to the raised and enclosed situation of the property.
